Proposed New Dwelling, Sun Drive, Park Ravine, Nottingham.

We have recently completed a scheme to provide a new single dwelling to the site at Sun Drive. A recent planning application (Ref: 03/02000/PFUL3) to provide a 3-storey dwelling on this site was refused due to its scale, height, mass and appearance. The site is currently occupied by a single storey bungalow, built in the 1960’s after the demolition of the original 3-storey Victorian house named ‘Sunny Side’, which occupied the entirety of the site, cutting into the ‘Scarp’ hillside. The original gardens of ‘Sunny Side’ have been developed to provide a series of houses, which sit within the bowl of the Park Estate. There is a row of mature trees to the front of the site, obscuring views into the site, especially during the spring / summer season.

Our scheme has responded to previous concerns to provide a lower building, with its main mass sited to the rear of the site, to ensure that its has a minimum impact on the surrounding area, particularly when viewed from Tennis Court Drive. The dwelling has two stories, with the lower floor partially sunken into the site. The overall height of our proposal is 300mm greater that the existing bungalow. All living accommodation is positioned on the upper floor to take advantage of natural light and views over the bowl. The project living room is orientated on the north / south axis to further maximise the use of natural daylight and to make reference to ‘Sun Drive’.

The site will include the sloping land to the right of the dwelling, currently the rear garden to 14 Park Terrace. For your information this land has a covenant to ensure that no development will take place. A 2.3m wide right of access through the site will also be maintained.

No trees will be lost in or around the site and views of the surrounding embankment around our proposal will be preserved. Moreover, through choice of materials, which blend with the background and high quality design, which has been influenced by the surrounding properties, our scheme to provide a new dwelling will provide a significant enhancement to the this conservation of The Park Estate.
